What I focus on
New launches. I cover the projects I have actually studied — unit mix, layouts, pricing against comparable launches nearby, and the honest case against buying as well as for it. Where a project does not suit a particular buyer, I say so.
HDB upgraders. The move from an HDB flat to private property is the single largest financial decision most Singaporean families make, and the one with the most ways to get it wrong. Timing between sale and purchase, the cash proceeds you actually walk away with, ABSD exposure, loan eligibility, and whether the upgrade makes sense at all — that is the work I do most.
