Dunearn Road: Wing Tai and Metro Take the Second Turf City Plot

The Dunearn Road land sale site, outlined in red beside Turf Club Road and King Albert Park

On 4 May the Urban Redevelopment Authority awarded the second Dunearn Road parcel — the Turf City site — to Winrich Investment and Metrobilt Construction, the vehicles for Wing Tai Holdings and Metro Holdings, for $532,999,999.

That is $1,625 per square foot per plot ratio, from six bids, and it edged the second-placed Frasers Property and Sekisui House by 3.0%.

The number most people will skip

Look at the two areas together. The site is 19,045.9 m², and the maximum gross floor area is 30,474 m² — a plot ratio of about 1.6.

For comparison, most new condominium sites are sold at 2.8 or higher, and the Lentor Central plot awarded two months earlier ran at 3.0. A plot ratio of 1.6 means low blocks, generous space between them, and comparatively few homes on a large piece of land. Turf City is being planned as a low-rise estate, and this is where you can see it in the numbers rather than in the artist’s impressions.

That is also why $1,625 psf ppr buys less here than the figure suggests: the developer is paying a high rate on a small amount of floor area.

Six bids, and a 3% margin

The lowest of the six came in at roughly $485.5 million. A 10% spread across six bidders is a tight, well-understood tender — the opposite of the Little India conservation cluster awarded in August, where first and second were 48% apart.

What this is part of

Turf City is the former Singapore Turf Club land, and the government is releasing it parcel by parcel as a new low-density estate served by the Downtown Line — King Albert Park on one side, Sixth Avenue on the other. The first parcel is already being built as Dunearn House. This is the second.

What I would take from this

If you are buying in the Bukit Timah belt, Turf City is the supply story for the next decade, and it is arriving slowly and at low density by design.

If you own nearby, low-rise new stock at a high land rate is the most comfortable kind of new competition: it does not flood the market.

If you are waiting for this project, URA expects completion in 2031, and no launch date has been announced.
