Award figures from the URA media releases for each site.

Sim Lian bought Holland Link first, then came back nine months later and paid $59 a square foot more for the neighbouring parcel — about 4% higher.

A developer returning to the same precinct at a higher rate is a more useful signal than any single tender. They had just spent a year underwriting this exact location, they knew what the first site cost them, and they still bid up.

The plot ratio here is low — about 1.4 — so this will be a low-rise development on a generous piece of ground, which is what the Holland precinct is being planned as.

What I would take from this

If you are buying in Holland or Bukit Timah, two adjacent sites are now in the hands of one developer. Expect them to be planned as a precinct rather than as two unrelated launches.

If you own here, the useful figure is the second one. The market for this ground went up 4% over nine months in the judgement of the party best placed to know.

If you are waiting for District 10 land to get cheaper, this pair is the argument against it. No launch date or developer price has been published, and this post does not estimate either.
