Norwood Grand Has TOP: What Changes Now That You Can Walk the Actual Unit

Norwood Grand obtained its Temporary Occupation Permit in August 2026. The showflat has closed and the 26 remaining units — all 4 Bedroom Premium + Study — can now be viewed as completed homes, on the actual floor and stack. Viewings are by appointment. For enquiries and viewings, contact Robert Peng at +65 9751 5995.

For the better part of two years, the only way to buy at Norwood Grand was to trust a drawing.

You studied the floor plan, you walked a show unit that was not the unit, and you took a view on what the outlook from the eighth floor might be like. Plenty of people bought that way, and most of them will be perfectly happy. But it always involved a leap.

That leap is now gone. Norwood Grand has obtained TOP — and the units still available can be viewed as what they actually are: finished homes.

Why this matters more than it sounds

A completed unit answers questions a floor plan simply cannot.

The one I care most about is the view. Not the marketing view — the one out of your living room, from your floor, in your stack. At Norwood Grand that varies quite a lot depending on where you are: some units look out over the low-rise stretch towards the reservoir greenery, others face the neighbouring blocks. Same layout, same price band, genuinely different experience for the next ten years. You can now see which one you are getting in about thirty seconds.

Then there is light. A west-facing unit at 10am and the same unit at 4pm are two different apartments, and no brochure has ever conveyed that convincingly. Go in the afternoon.

And the smaller things that only register in person — the actual ceiling height under the aircon bulkhead, how the corridor feels, whether you can hear Woodlands Avenue with the windows open, how far the walk to the lift lobby really is with groceries.

None of these will change your mind on their own. Together, they turn a reasonable guess into an informed decision.

Worth knowing before you go

The walk to Woodlands South MRT is about 250 metres, which is roughly two minutes. That is worth doing yourself rather than taking anyone’s word for it — including mine. Innova Primary is around 100 metres away, which matters to some buyers a great deal and to others not at all.

It is also worth remembering what Norwood Grand is in context: the first private launch in Woodlands in 13 years, from CDL, and one of the more sensibly priced projects of its cohort. Transactions over the past year have averaged roughly $2,069 psf — and the cheapest remaining unit is asking a shade below that.

What is actually left

26 units out of 348. All the same type — 4 Bedroom Premium + Study, at 1,313 and 1,335 sqft — priced from $2,643,000, or about $2,003 psf.

That is the honest picture: not a wide selection, but a genuinely large four-bedder next to an MRT station in a completed development, and there is not a long list of those in Singapore at the moment. Whether it suits you comes down to the specific stack and floor, which is exactly the thing a viewing settles.

Full details, floor plans, site plan and transaction history are on the Norwood Grand project page. Prices and availability as at 28 August 2026.

Common questions

Can I view an actual unit at Norwood Grand?

Yes. Norwood Grand obtained TOP in August 2026, so viewings are of completed units on their actual floor and stack rather than a showflat. Contact Robert Peng at +65 9751 5995 to arrange one.

When did Norwood Grand get TOP?

August 2026. The showflat, which was beside Sembawang Bus Interchange rather than on site, closed in May 2026.

How do I book a viewing at Norwood Grand?

Call or WhatsApp Robert Peng on +65 9751 5995, or email robert@propertystory.sg. Viewings are by appointment and usually need arranging about a day ahead, as only a limited number of units can be shown at a time.

Is the Norwood Grand showflat still open?

No. It closed in May 2026. Since the project has TOP, buyers view the actual completed units instead.

What is still available at Norwood Grand?

Twenty-six of the original 348 units, all 4 Bedroom Premium + Study at 1,313 and 1,335 sqft, priced from $2,643,000 as at 28 August 2026.

What should I look at when viewing a completed unit?

The outlook from your actual floor and stack, how the light falls in the afternoon, the ceiling height under the aircon bulkheads, and the noise with the windows open — none of which a floor plan can tell you.

Arranging a viewing

Access has to be booked, usually about a day in advance, and only a limited number of units can be shown at a time. So it is worth deciding sooner rather than later — the earlier you ask, the more choice of slot you have.

Message me and I will arrange it, and I will bring the current unit list with me so we can walk the ones actually worth your time.

WhatsApp me to arrange a viewing

If you would rather see the numbers before committing a Saturday, leave your details below and I will send the current list first — which stacks are left, on which floors, at what price — along with my honest view on which of them I would actually recommend.
