Norwood Grand is a 348-unit CDL development on Champions Way in Woodlands, 250 metres from Woodlands South MRT. It obtained TOP in August 2026 — the buildings are finished, and the remaining units are standing, completed homes.

Two things follow from that. 26 units remain out of 348, all one type — 4 Bedroom Premium + Study, 1,313 to 1,335 sqft. And because the project is complete, you are not buying off a floor plan and a showflat. You can walk the actual unit, on the actual floor, and see the actual view before you commit.

That is a materially different purchase from a launch, and the transaction data further down is why I think it is worth your time.

Why Norwood Grand is worth a look

The MRT is genuinely close. Woodlands South is 250 metres away — a real walk, not a “nearby” claim that turns out to be a kilometre. Woodlands itself, the interchange onto the North-South Line and the Thomson-East Coast Line, is 1,080 metres.

Schools are unusually dense here. Innova Primary is 100 metres away, Singapore Sports School 310 metres, Christ Church Secondary 330 metres, Woodgrove Primary 510 metres. Distances and balloting change, so verify with the authorities for your own case — but as a cluster, it is hard to match. There is also an Early Childhood Development Centre inside the development.

Woodlands is being rebuilt around it. The Woodlands Regional Centre plan puts a second CBD-scale employment node in the north, and the RTS Link to Johor Bahru opens the Causeway commute properly. Whether that is worth paying for today is a fair debate; that it is happening is not.

It is finished, and that removes most of the risk. No construction delay, no handover surprise, no waiting years to move in or to start collecting rent. You inspect the real unit — the light, the ceiling height, the actual outlook from that specific floor — rather than trusting a rendering. For an owner-occupier who needs a home now, or an investor who wants rental income starting this quarter rather than years from now, that is the whole argument.

It is a CDL project. Build quality and how an estate is handed over track closely with developer record, and here you can verify it with your own eyes rather than take it on trust.

Location and transport

Causeway Point and Woodlands Civic Centre are roughly a kilometre away, with Vista Point closer at 390 metres for daily needs.

What buyers have actually paid

A price list tells you what the developer is asking. Transactions tell you what people agreed to. Norwood Grand’s full record runs from launch in October 2024 through to August 2026, and taken together the deals say more than any single figure. These three refresh nightly:

4 Bedroom741,173 – 1,335$2,238,000 – $2,786,000$1,895 – $2,122$2,029

The pattern is the one buyers most often get backwards: price per square foot falls as the unit gets bigger. The one-bedders transacted at an average of $2,133 psf; the four-bedders at $2,029. Paying more in total does not mean paying more per foot — here it means paying about $100 psf less. Large units carry a higher quantum, fewer buyers can reach it, and the psf softens to compensate. Which is precisely the type still available.

The average held. The floor moved.

Launch window, Oct 2024292$2,080$1,895 – $2,253
Since January 202531$2,069$2,002 – $2,122

Two years on, the average has barely moved — $2,080 to $2,069, which is flat in real terms. But the bottom of the range rose from $1,895 to $2,002 psf. The genuinely cheap units went early, as they always do. What is left transacts in a tighter, higher band.

What this means for the 26 that are left

The remaining units ask $2,003 to $2,163 psf, and the transaction record puts both ends of that in context.

The bottom of the range is fair. At $2,003 psf, the cheapest remaining unit is priced at the same level as the cheapest deal done since January 2025 ($2,002). You would be buying at the going rate, not above it.

The top of the range is ambitious. The highest psf any four-bedroom at Norwood Grand has ever transacted at is $2,122. The dearest remaining unit asks $2,163 — above every one of the 74 four-bedroom deals on record. There may be a good reason for it, and there may not; it is worth asking what you are paying the premium for.

That $160 psf spread across the remaining units is the whole game, and it is why the specific unit matters more than the project at this stage. Ask me for the current list before you visit — and since the project is completed, you can judge the difference by standing in the units rather than reading a chart.
