On 10 February the Urban Redevelopment Authority awarded the Tanjong Rhu Road site to CDL Constellation and Bedrock Ventures for $709,252,000 — $1,455 per square foot per plot ratio.

It is a waterfront-edge site in District 15, between the Geylang River and the East Coast Parkway, and the largest thing to come up in Tanjong Rhu in years.

Against the other sites awarded around it, this is a middling rate for a good address — which is the interesting part.

District 15 is a mature, well-liked address that sits outside the prime core, and the rate reflects exactly that: above the eastern and Kallang sites, comfortably below the District 9 parcels.

What it means if you are already here

If you own in Tanjong Rhu or Meyer, a developer has just paid $1,455 psf ppr for land at your doorstep. Land cost sets the floor under a future launch price, and that floor is now public.

If you are buying in District 15, this adds new supply to a stretch that has had very little of it. No launch date and no developer price have been published, and this post does not guess at either.

If you are watching the land market, note who bought. CDL has been among the more active bidders through this cycle, and paying a mid-range rate for a waterfront-edge site is a different decision from chasing a prime parcel.
