Last week’s figure has moved, from 79 to 76. Seven of those homes have since come back onto the availability lists. We count homes that are actually gone, so a booking that does not complete puts one back — four of the seven were at Terra Hill.

Highlight: two price cuts, and what each one left behind

Two of the older launches discounted their last homes this month. Both sold within days of doing it. Only one is still selling.

Terra Hill cut every remaining home by 15% to 18.3%. The developer’s list is dated 1 September and we published it here. It still had 52 homes left when those prices reached our tracking on 3 September. By 8 September it had 18.

Then four came back onto the list on 10 September, and nothing has moved since. Twenty-two are left, unchanged for five days. The cut cleared every three-bedroom in the project. What remains starts at $3,791,000, which is a different budget and a different buyer.

The Continuum cut its own prices on 9 September:

Eight sold in the five days that followed — every one a 1,905 square foot five-bedroom. Four went at the new $4,787,000 floor on the day it appeared. The four after that were listed at $5,370,000 and went anyway. Fourteen homes were left on 9 September. Four are left today.

The difference is not the size of the discount. It is what each discount left on the list. Terra Hill’s was deep enough to clear everything under $3 million, and the homes above that were never what the discount attracted. The Continuum’s was smaller, and what is left is the same five-bedroom at the same kind of price — so the queue has not run out yet.

A price cut buys about a week of attention either way. Whether it buys more than that depends on whether the homes still on the list are the ones the buyers came for.

Selling a block collectively got easier for older estates. Parliament passed the change on 8 September. The flat 80% consent bar becomes a ladder:

Three things tightened at the same time. Owners now have six months to collect signatures instead of twelve. A failed attempt blocks another for three years instead of two. And an owner who objects and is overruled receives 0.5% of the sale proceeds or $2,000, whichever is larger — double what it was.

This is where new launches come from. Terra Hill, the project above, is the former Flynn Park — 72 flats sold collectively in 2021, now 270 homes. A lower bar means more ageing estates can reach that point, and what they become turns up on a list like this one three or four years later.

Nothing in it changes what you can buy this month. It changes what there is to buy in 2030.
