Telok Blangah Road: $918 Million for the Largest Site of the Batch

It is the largest of the recent awards by floor area: 692,550 sq ft of permitted gross floor area, more than any other residential site in this run.

Size is the story, not the rate
$1,326 psf ppr is unremarkable. The $918 million cheque is not — it is the largest of these awards, and it comes from the floor area rather than the rate.
The plot ratio is about 4.7: a compact 13,689 m² of ground carrying 64,340 m² of building. This will be a substantial development, not a boutique one.
It is also instructive against its own neighbour. Berlayar Drive, also in District 4, was awarded at $1,515 psf ppr — nearly $200 a foot more for a smaller site. Same district, different ground, and a reminder that “District 4” on its own tells you very little about what land costs.
What I would take from this
If you are buying around Telok Blangah or HarbourFront, a large new development is coming, and large developments bring facilities, a resale market of their own, and choice.
If you own here, the rate says the market values this stretch below Berlayar Drive and well below the prime parcels — but a developer was willing to commit $918 million to it.
If you are watching the Greater Southern Waterfront, this is one of the bigger private commitments to the corridor so far. No launch date or developer price has been published, and this post does not estimate either.
Common questions
Who won the Telok Blangah Road site?
Kingsford Huray Development Pte Ltd, at $918,300,400 — about $1,326 per square foot per plot ratio. The award was announced on 20 November 2025.
How big is the Telok Blangah Road site?
13,689.3 square metres of land with a maximum gross floor area of 64,340 square metres (692,550 sq ft), on a 99-year lease, for residential use — a plot ratio of about 4.7.
Why was the price so high if the land rate is moderate?
Because of the quantity of floor area. At 692,550 sq ft of permitted gross floor area it is the largest of the recent residential awards, so a moderate rate of $1,326 psf ppr still totals $918,300,400.
How many homes will be built there?
URA's award release does not publish a unit yield, so no figure is stated here. URA lists expected completion in 2030.
