The east has settled on a price

Put this beside the other District 16 award and the consistency is striking.

SiteDistrictpsf ppr
Bedok RiseD16$1,330
Bayshore DriveD16$1,323

Awarded land rates from the URA media releases for each site.

Seven dollars a square foot apart. Two separate tenders, two separate developers, two sites in the same district — and the market landed on effectively the same number.

That agreement is worth more than either figure on its own. When independent bidders converge this closely, the price is not one company’s opinion; it is what the east is currently worth.

The plot ratio here is about 1.6 — low-rise by city standards, which is what most of Bedok looks like.

What I would take from this

If you are buying in the east, $1,330 psf ppr is the land cost under the next generation of launches. It has not moved between tenders, which is the useful part.

If you own in Bedok, new supply is coming to a mature estate. The rate suggests developers see the east as steady rather than rising sharply.

If you are comparing east against city fringe, land here costs roughly $500 a foot less than the District 9 and 10 parcels. That gap is the whole argument for buying east.

Common questions

Bellis Residential Pte. Ltd., at $464,800,000 — about $1,330 per square foot per plot ratio. The award was announced on 2 December 2025.

How does it compare with the Bayshore Drive award?

Very closely. Bedok Rise was awarded at about $1,330 per square foot per plot ratio and Bayshore Drive at about $1,323 — a difference of roughly $7 a square foot between two separate tenders in District 16.
