A small piece of ground carrying a great deal of building

The number worth noticing is not the price — it is the plot ratio of about 4.9. The site is only 5,899 m², smaller than most single condominium plots, yet it carries 28,907 m² of floor area. Nearly five floors of building for every floor of land.

That is what a site directly on top of an MRT interchange is allowed to do, and it is why a plot this small commands half a billion dollars.

Awarded land rates from the URA media releases for each site.

Among the sites awarded around it, only Peck Hay Road — a few hundred metres south, in the same District 9 pocket — went higher.

What I would take from this

If you are buying around Newton or Cairnhill, land beside the interchange has now been paid for at $1,820 psf ppr. That is the floor under whatever eventually launches here.

If you own in this stretch, two District 9 sites within a few hundred metres of each other have now been awarded at $1,820 and $1,865 psf ppr. Two developers, two tenders, and a spread of under 3% — that is a considered price for scarce ground, not auction fever.

If you are weighing prime against everything else, this is the line in the sand: land at a District 9 interchange costs a developer roughly $500 a foot more than the eastern and northern parcels awarded in the same months.

Common questions

Who won the Bukit Timah Road site?

HH Investment Private Limited, at $566,291,711.95 — about $1,820 per square foot per plot ratio. The award was announced on 21 November 2025.

How big is the Bukit Timah Road site?

5,899.2 square metres of land with a maximum gross floor area of 28,907 square metres (311,152 sq ft), on a 99-year lease, for residential use — a plot ratio of about 4.9.

Why did such a small site cost so much?

Because of how much can be built on it. The plot ratio of about 4.9 means nearly five floors of gross floor area for every floor of land, which is what a site beside an MRT interchange is permitted, and the land rate of $1,820 psf ppr reflects the location beside Newton station.

How many homes will be built there?

URA's award release does not publish a unit yield, so no figure is stated here. URA lists expected completion in 2030.
