Award figures from the URA media releases for each parcel.

The second parcel came $45 a square foot cheaper — about 3% below the first.

Two readings are available, and the honest answer is that the release does not say which is right. It may be that the second site is simply worth slightly less — a different shape, frontage or orientation on the same street. It may also be that a buyer who already holds the land next door has less reason to stretch: nobody is going to outbid them for the privilege of building beside a competitor they have already committed to.

What is certain is that the same partnership now controls close to a million square feet of permitted floor area on one Serangoon street.

What I would take from this

If you are buying around Lorong Chuan, expect these to arrive as a pair. One developer planning two adjacent sites usually phases them, which means a longer runway of new supply here than a single launch would suggest.

If you own in Serangoon, $1.33 billion of land commitment has landed on your doorstep across two tenders. That is a substantial bet on the address.

If you are watching land prices, this is a rare like-for-like: the same buyer, the same street, eight weeks apart, 3% lower. No launch date or developer price has been published, and this post does not estimate either.
