What $1,376 buys in District 19

Chuan Grove sits off Lorong Chuan in the Serangoon belt — an established, low-key residential address with Lorong Chuan MRT on the Circle Line and a well-known school catchment nearby.

At $1,376 psf ppr the land sits in the middle of the recent awards: above the eastern and northern parcels, well below the District 9 and 10 sites.

Bedok RiseD16$1,330
Lentor CentralD26$1,278

Awarded land rates from the URA media releases for each site.

The plot ratio is about 3.0 — a substantial development rather than a low-rise one.

What I would take from this

If you are buying around Serangoon, this is new supply in a district that gets it in batches rather than continuously.

If you own here, a developer committed $703.6 million to the ground beside you, then came back for more of it. That is a vote of confidence in the address, whatever the rate says.

If you are comparing districts, D19 land costs roughly the same as D16 and about $450 a foot less than the prime parcels. No launch date or developer price has been published, and this post does not estimate either.
