Lentor Central: GuocoLand Pays a Lentor Record at $1,278 psf ppr

On 6 March the Urban Redevelopment Authority awarded the Lentor Central site to GuocoLand (Singapore), Intrepid Investments and TID Residential for $657,100,000.

That is $1,278 per square foot per plot ratio, the highest land rate paid in Lentor — an estate where the same developer has now bought repeatedly since 2021, each time at a higher number than the last.

Five bids, and a 5.7% gap

2Frasers Property, Soilbuild and Sekisui House$621,500,000 — $1,208 psf ppr

Five bids in an estate that already has four recent launches is a straightforward signal: developers do not think Lentor is finished absorbing supply. The 5.7% gap between first and second says the winner wanted it rather more than the field did.

What is being built

About 560 homes in three towers — two of 26 storeys and one of 27 — with a launch expected in the first half of 2027.

Why GuocoLand keeps coming back

This is the same developer behind Lentor Modern, Lentor Hills Residences and Lentor Mansion. Buying a fifth site in one estate is not sentiment; it is a developer that has sold through four projects there and knows what the buyer profile absorbs. The land rate has climbed with each purchase, which tells you what they think prices will do.

For anyone watching the estate, the useful comparison is Hillock Green on the same road — it completes this month, and it is the first Lentor project a buyer can walk through finished rather than imagine from a showflat.

What I would take from this

If you are buying in Lentor, you now have both ends of the timeline available: a completed project you can inspect today, and a site that will not launch until 2027 at a land cost above anything paid here before.

If you own in Lentor, a record land rate underneath your estate supports your resale number — and adds 560 competing units in about five years.

If you are waiting for this one, H1 2027 is the developer’s own guide, and land bought at $1,278 psf ppr does not launch cheaply.
