City-fringe location, suburban land rate

This is the part worth pausing on. Dorset Road is a genuinely central address — walking distance to Farrer Park station, a short ride to Orchard or the CBD — and the land went for $1,338 psf ppr.

SiteDistrictpsf ppr
Kallang CloseD12$1,415
Dorset RoadD8$1,338
Bedok RiseD16$1,330
Bayshore DriveD16$1,323

Awarded land rates from the URA media releases for each site.

A District 8 parcel changed hands for about the same rate as the eastern suburban sites — and below Kallang Close, one district over. Location and land rate are not the same thing, and this tender is a clean illustration of it.

The plot ratio is about 3.5, so this will be a denser, taller development than the eastern sites it is priced alongside.

What I would take from this

If you are buying near town but priced out of District 9, this is the pocket worth knowing. The land under it cost what Bedok land costs.

If you own around Farrer Park or Little India, a developer has committed $524 million to the neighbourhood — meaningful new supply in an area that mostly gets conservation-scale projects, like Chitty Road down the street.

If you are comparing city-fringe options, note the rate rather than the postcode. No launch date or developer price has been published, and this post does not estimate either.
