Shops downstairs change what you are buying

A ground floor of commercial space is not decoration. It means the development is expected to serve the street as well as house people — the kind of place where the coffee, the clinic and the supermarket are downstairs rather than a drive away.

For a buyer that cuts both ways, and it is worth being straight about it: convenience below you is genuinely useful, and it also means footfall, delivery vans and later hours at your doorstep. Which of those matters more depends entirely on the person.

At $1,062 psf ppr this is among the lower rates of the recent awards — only Dairy Farm Walk at $962 came in cheaper. The plot ratio is about 2.2, mid-density, on a large 24,422 m² site by the Thomson nature belt.

What I would take from this

If you are buying around Thomson or Bishan, this brings a mixed-use development with shops at street level to a green, well-connected stretch on the Thomson-East Coast Line corridor.

If you own here, the land rate is modest, which points to sensible pricing rather than a premium launch.

If you want amenity at the door, watch this one. No launch date and no developer price have been published, and this post does not estimate either.

Common questions

Who won Upper Thomson Road Parcel A?

Wee Hur Property Pte Ltd and GSC Holdings Pte Ltd, at $613,939,000 — about $1,062 per square foot per plot ratio. The award was announced on 31 October 2025.

What can be built on Upper Thomson Road Parcel A?

Residential with commercial space at the first storey, on a 99-year lease. The site is 24,421.9 square metres with a maximum gross floor area of 53,729 square metres (578,334 sq ft), a plot ratio of about 2.2.

Why is the land rate lower than other sites?

It is a large site at moderate density in District 20 rather than a compact, high-plot-ratio city parcel. At $1,062 per square foot per plot ratio it is among the lower rates of the recent awards, above only Dairy Farm Walk at about $962.

How many homes will be built there?

URA's award release does not publish a unit yield, so no figure is stated here. URA lists expected completion in 2030.
