The southern edge of the CBD, where the shophouse rows of Duxton Hill, Tras Street and Craig Road run up against the office towers. This is where URA’s CBD Incentive Scheme is most visible: it grants extra floor area to developers who convert ageing offices into mixed-use buildings, and Newport Plaza on Anson Road, the former Fuji Xerox Towers, was the first freehold development built under it. That is the thing worth knowing here — freehold homes almost never come up this close to Raffles Place.
